Step 1: Understand your budget

Step 2: Find your perfect block of land
Chat with our friendly Northside Sales Consultants to find your perfect block of land within our lush and connected community. Whether you prefer a lot close to the Heritage Homestead, conservation reserve, community park or walking paths, you’ll be spoilt for choice.

Step 3: Purchase your block of land
Once you’ve chosen your ideal lot at Northside, there are several steps in the purchasing process.
- Secure your lot: A $5,000 deposit is required to hold your block while the contract is prepared.
- Sign the contract of sale: Within 7 days and at contract signing, you will be required to pay a further 5% deposit.
- Settle the purchase: The final stage involves the transfer of ownership and payment of the remaining balance. Once titles are registered, you will have 14 days to settle your land lot.
We strongly encourage every Northside purchaser to appoint an independent conveyancer or legal representative to review your contract prior to signing.
Step 4: Visit local display homes
After securing your land, the next step is to visit a display village where you can walk through different builders’ home designs and view their inclusions. Explore various architectural styles, floor plans, and finishes while comparing pricing, inclusions, and extras.

Step 5: Choose your home
Perhaps the most exciting step, it’s time to select your dream home and work with your chosen builder to personalise it to meet your unique needs. Ensure your builder knows the orientation and aspect of your block to maximise natural light and overall comfort. At this stage, you’ll also select your façade and make any structural changes such as ceiling heights, window alterations, and additional doors.

Step 7: Sign your new home contract
Once you’re happy with your home design, you’ll sign a Preliminary Works Contract and pay an initial deposit with your chosen builder. This deposit gives your builder the go-ahead to begin working on your plans and your formal contract.
Step 8: Finalise your home design
You’ll meet with your builder to finalise all the personal touches that make your house a home, including interior and exterior selections, finishes and fixtures.

Step 10: Begin construction
Once your land is titled and all developer and building permits are approved, construction can commence. The construction process typically looks like this:
